Miami Beach luxury condos consists of a large island and mini islands that are situated off the Miami mainland that stretch north to south from 1st street up to approximately 87th street and east to west from the Atlantic Ocean to Biscayne Bay.
This area, 24th street through 60th street encompasses some of the best buildings on the beach. It's also still close to all of the South Beach action but still just a few blocks away into quiet seclusion. If you are thinking about buying a Miami Beach condo in this neighborhood, one of the most important things to think about is if the building/unit is oceanfront or a canal? For instance the canal front properties have amazing evening views from the western part of the buildings but sometimes the walk to the beach around the oceanfront buildings can be a journey. On the other hand the oceanfront buildings have oceanfront amenities and ocean views during the day but at night, the views may not be so exciting. These are the issues that we have found are typically forefront for most of our clients and a good start towards thinking about buying in this neighborhood.

The real estate that makes up Miami Beach luxury condos is vast.
Miami and Miami Beach are two different areas. South Beach, Brickell, Downtown Miami & Midtown Miami although very close to each other are three different neighborhoods within the general “Miami” area and from there each individual building has it’s very own market data.
Miami Beach Real Estate has many different "niche" areas and within each of these "niche" areas are buildings. Which creates another sub market. What's most important to understand is that although Miami Beach is a local residence for many, is also a second and third home for many wealthy locals and International business people. Due to it's location, culture and style, it is a very desirable place for people to buy second homes as well as invest their money.
Our real estate market although local, is not always driven by "locals", many of our buyers are from wealthy countries and they have no problem paying cash for a multimillion dollar property on the ocean.
